At your request, our office is supplying to you information on the potential rental revenues that could be derived from a “Deluxe” rated property. This estimate is based on the highest grossing Sea Pines rental property for the year 2008. This is not based on the “specific” unit to which you are requesting this projection for. It is our belief, based on the following conditions and assumptions that this is a fair approximation and estimate for the next twelve months. This approximation and estimate is valid for thirty (30) days. 

1.        Your property must have a minimum of a “Deluxe” rating by our office. Each property may have a different look, but all must adhere to the
        following guidelines to establish and maintain a “Deluxe” rating. (Note: An “Deluxe” rating indicates many of the guidelines for a “Deluxe”
        rating were met, but not all).
2.        Coordinated color schemes and decor.
3.        Walls are professionally painted and/or wallpapered with up-to-date styles and colors. Carpets and floor covering are new or in excellent
         condition.
4.        Quality furnishings and accessories. (Not Dated).  Older furniture is acceptable if it is a classic design.
5.        Well-appointed artwork and accessories.  Artwork must be professionally matted and framed, and consistent with the resort lifestyle of Hilton
         Head (i.e. golf, tennis, lighthouses, etc.)
6.        Dinner/flatware/glassware must be coordinated and well stocked.
7.        All appliances are new or relatively new and are in good working order.
8.        That the Property, at a minimum, is equipped with those items of furniture, fixtures, utensils and appliances our office deems essential for a
         resort rental property.
9.        A copy of the current listing is available upon request.
10.     That the overall Property is in excellent condition.
11.     That there are no structural or mechanical problems (HVAC, utilities, plumbing, electrical, CATV, roof leaks, moisture problems, etc.) with the
         Property.
12.     That the Property is available for rental in our program the entire year.
13.     That the economy remains strong, that the tourism market on the island remains strong and that no events occur that would adversely affect
         the local resort rental market.
14.     That there are no significant weather disturbances (i.e. hurricanes, tornadoes, floods, etc.) during the year affecting the island.
